Radon Testing & Measurement

Testing vs. Measurement — What’s the Difference?

Many consumers assume testing and measurement are the same, but they serve two distinct purposes in the radon process. Any part of a structure that is in contact with the ground could have elevated radon levels.

Testing vs. Measurement — Why Both Matter

If you’re unsure whether your home has elevated radon levels, the first step is proper testing and measurement.

   Radon Testing

This is the process of placing a certified device in the home to record radon levels over a minimum 48‑hour period. The result provides the average radon concentration inside the home. This is an initial test to determine if mitigation services are needed to alleviate immediate health risks and is commonly used for the base line analysis.

*Since the EPA/ WHO action levels are based on long-term testing, the gold standard is to conduct long-term testing to understand your sustained radon exposure.*

   Radon Measurement & Analysis

Measurement goes beyond simply reading a number. It includes:

  • Interpreting the test results
  • Evaluating the home’s natural airflow and pressure differentials
  • Identifying intrusion points and soil conditions
  • Determining the correct mitigation method for the structure
  • Designing a system that will reliably reduce radon levels long‑term

Proper measurement is what ensures your mitigation system is not just installed but engineered correctly for your specific structure.

At Sage Brush Radon, we go above and beyond industry‑standard diagnostic tools to ensure proven mitigation techniques that allow your system to be as effective, efficient, and built to last as possible.

What This Means for You

Choosing Sage Brush Radon for testing and measurement means:

  • You receive accurate, certified radon testing
  • Your results are interpreted by licensed radon measurement professionals
  • You get a clear explanation of what your numbers mean
  • You understand whether mitigation is recommended
  • You receive a customized mitigation plan if needed
  • You gain peace of mind knowing your home’s radon levels are fully understood

Residential Radon Testing & Professional Measurement Analysis

Radon testing is the first and most important step in understanding your structure's radon exposure. Because radon is colorless, odorless, and tasteless, property owners have no way of knowing their risk without proper testing. Radon levels can vary significantly from structure to structure — even between neighboring properties — due to differences in soil composition, foundation design, and natural airflow patterns.

At Sage Brush Radon, we provide accurate, certified radon testing and professional measurement analysis to ensure you have the information needed to protect your family and your investment.

Why Radon Testing Matters

Long‑term exposure to elevated radon levels is a well‑documented cause of lung cancer, and national health authorities strongly recommend testing:

  • Radon is the #1 cause of lung cancer among non‑smokers
  • It is the second leading cause of lung cancer overall
  • Smokers exposed to radon face a significantly higher risk

*Testing is not about creating fear — it’s about providing clear, accurate data so you can make informed decisions about your structure.*

Real Estate Transactions & Radon Testing

Radon testing is a critical part of Colorado real‑estate transactions. Because radon often becomes a topic late in the process, early testing helps prevent delays, renegotiations, or contract complications.

Why Early Testing Matters in Real Estate

When testing is completed early:

  • Inspection deadlines are easier to meet
  • Buyers and sellers avoid last‑minute stress
  • Mitigation can be scheduled promptly if needed
  • Post‑mitigation verification can be completed before closing
  • Negotiations remain smooth and predictable

Because testing requires a minimum 48‑hour cycle, followed by analysis and potential mitigation, starting early ensures the entire process fits within contract timelines.

Understanding the Radon Testing Timeline

Every structure is unique, and so is every radon scenario. Timelines may vary based on:

  • Required test duration
  • Measurement and diagnostic analysis
  • Whether mitigation is needed
  • Post‑mitigation verification testing
  • Contract deadlines and inspection periods

Sage Brush Radon works directly with buyers, sellers, and agents to create a clear, efficient testing timeline tailored to your situation.

Your Partner in a Smooth Transaction

Whether you’re:

  • A seller preparing your home for listing
  • A buyer wanting assurance before closing
  • A real‑estate agent managing deadlines
  • A homeowner navigating seller credits or post‑closing requirements

Sage Brush Radon provides the expertise, communication, and reliability needed to keep

your transaction moving forward without added stress.

If you have questions about your specific situation, reach out as early as possible. We’re here to help you understand the process, evaluate your options, and ensure radon is handled correctly from start to finish.

Radon Professional Requirements within Colorado

Before hiring any radon company in Colorado, always verify that the installer, technician, measurement professional, or mitigation specialist is fully certified and licensed. Colorado regulates radon professionals under House Bill 21‑1195 (HB21‑1195), passed in June 2021, which created the state’s licensing framework for radon measurement and mitigation professionals.

Under this law, radon professionals must:

  • Hold an active NRPP or NRSB certification
  • Register and maintain a DORA radon license
  • Follow ANSI/AARST standards for all measurement and mitigation work

These certifications and licenses are public records and can be searched at any time. For your safety and peace of mind, use the links below to verify NRPP certifications and DORA licenses before contracting any radon services.

Because so much is at stake — your client’s health, the safety of their family, and the security of their investment — radon testing and mitigation should be treated as a high‑priority item during any Colorado real‑estate transaction.

Colorado Requirements for Radon Professionals

Colorado regulates radon measurement and mitigation professionals under House Bill 21‑1195 (HB21‑1195). Under this law, radon professionals must:

  • Hold an active NRPP or NRSB certification
  • Maintain a DORA radon license
  • Follow ANSI/AARST standards for all testing and measurement work

These credentials are public and can be verified at any time. Always confirm a professional’s certification before scheduling radon testing.

Colorado's Requirements for Landlords, Property Managers, & Real-Estate Transactions

Colorado’s SB‑23‑206 requires home sellers, landlords, and real‑estate brokers to provide clear, written radon disclosures during any residential sale or lease. This includes a mandatory radon warning statement, all known radon test results and mitigation records, and the official CDPHE radon brochure. Landlords must also mitigate elevated radon levels or tenants may void the lease under Colorado’s habitability laws (with some changes beginning in 2026). The law reinforces that radon professionals must be state‑licensed and aims to increase transparency and protect public health in one of the nation’s highest‑risk radon states.

Sellers — Test Your Property Before You List

Testing before listing helps you:

  • Avoid inspection delays
  • Prevent last‑minute negotiations
  • Demonstrate transparency and responsibility
  • Increase buyer confidence
  • Ensure your home meets Colorado radon expectations

If elevated levels are found, Sage Brush Radon can provide a clear path forward.

Buyers — Request a Radon Test Before Closing

Even if a property already has a mitigation system, always request a post‑installation radon test before closing. This ensures:

  • The system is functioning properly
  • Radon levels are within safe, acceptable limits
  • You enter your new home with confidence

If elevated levels remain, Sage Brush Radon can diagnose the issue and provide a reliable solution.

Home & Property Owners - Be sure to frequently test for radon in your structure!

Prevent lung cancer for your family or business by ordering a radon test! It's not only good lung health prevention it is also great property enhancement. Adding a radon system, when necessary, will increase the value of your home and prevent further costs when selling your property. Pets and children are more prone to radon exposure as they are closer to the ground and have higher respiratory rates. The radon levels closer to the ground could be twice as much compared to a normal adult's height.

Even if you aren't planning on selling now, in the future your transaction may require testing and mitigation. Taking care of it now will help the future transaction to be completed more smoothly.

Taking action now will help to prevent potential health concerns in the future!

When you’re ready, Sage Brush Radon is here to guide you through the process and provide a reliable, long‑term solution.
